Foundation Repair Photo Album: Major Crawspace Repair in Pasadena MD

This new homeowner reached out to Basement Systems USA in reference to a home he was about to settle on. Durning inspections it came up on the report that there was water intrusion in the crawlspace and cracks throughout the block foundation. We came out to this property and installed our SilverGlo Insulation, CleanSpace Vapor Barrier with Drainage Matting and a SmartSump. For the foundation repair we sistered numerous floor joist, installed 8 SmartJacks with 4 Supplemental Beams and we also installed 5 Helical Piers.

This is a view of the crawlspace when we first came out. You can see the block foundation has numerous gaps and even a few blocks have greatly shifted out of place.

Waterproofing the Crawlspace

Not shown in this picture is our Drainage Matting that is installed prior to the CleanSpace. Drainage matting creates drainage space under the CleanSpace that allows water to flow over to their SmartSump. With our Drainage Matting and the CleanSpace Vapor Barrier installed, this crawlspace will stay clean and dry durning wet seasons.

Smart Jacks

Smart Jacks are steel piers that are designed to help stop settling floors and can even be adjusted to help raise your floor back to where it originally was.

Helical Piers

Helical Piers are typically used when your foundation is in need of stabilization. Helical Piers are screwed into soil until they reach competent soil or bedrock. In many cases helical piers can lift a sunken foundation back to its original position.
